Site Purpose and Content
This website is intended to be a safe place for buyers and sellers to initiate transactions. To promote transparency and mutual awareness the following terms and conditions are presented. We tried to keep them as concise as possible.
The purpose of this site is to showcase individual parcels of land owned or legally controlled by Eric Alvey dba Market 4 Land for the express intent of enticing and influencing site visitors to initiate the purchase of lots, land, and acreage of diverse types, sizes, and geographic locations.
Another function of this site is to solicit information from site visitors who wish to sell land that they own. They may submit property information for review and analysis to Market 4 Land. M4L may then make them a direct offer to purchase their land.
All other content is for facilitating the above purposes by providing information regarding specific properties, their potential uses, nearby services and activities, location, geography, etc.
Conditions of Sale
Market 4 Land offers this website, including all information, tools, and services available from this site to you, the user, conditioned upon your acceptance of all terms, conditions, policies and notices stated here.
By using our site and/ or purchasing land from us, you agree to be bound by the following terms and conditions.
It is our intention to supply as much relevant information about the property as possible.
Prices are discounted to reflect the unique qualities and condition of each property.
Property is sold “As Is “and “As Available”. This includes the land, anything on or attached to the land, the condition of title, or the presence or absence of utilities, access, roads, amenities, mineral rights, etc. Sale of properties is on a first come first served basis.
All sales are assumed to be final. It is the responsibility of the buyer to pursue due diligence and satisfy themselves of the suitability of the property for whatever purposes they require by whatever means they deem sufficient.
We make every effort to represent the properties for sale as accurately as possible. Understand however that we rely on outside sources for the accuracy of the information.
We are not responsible if information made available on this site is not accurate, complete or current. The material on this site is provided for information only and should not be relied upon or used as the sole basis for making decisions without consulting primary, more accurate, more complete or more timely sources of information. Any reliance on the material on this site is at your own risk.

By agreeing to these Terms of Service, you represent that you are at least the age of majority in your state or province of residence and that you are legally competent to enter into a contract.
Payment may be accepted on the Market 4 Land website by credit card, debit card, or ACH.
Ownership of the property will be conveyed when full payment is received and cleared. Deed will be prepared in the names provided by the purchaser and delivered by mail or carrier. (Usually within two weeks)
Customers may also arrange other payment methods such as, wire, check, or deposit by contacting us offline.
Terms: Owner Financed
Generally, when a Contract for Deed can be used, qualifying for purchase by installment payments is automatic.
In states that require other types of contracts, or recording of deed in buyer’s name before the purchase is paid for in full, Market 4 Land may require the buyer to be vetted for credit worthiness and or a higher down payment required.

Market 4 Land also reserves the right to limit the number of properties a single customer can purchase on credit.
Not all properties may be offered for sale on terms; owner reserves the right to determine if any given property will be offered for owner financing terms.
There are no early payment penalties. Any property can be paid off at any time without any fees or additional charges.
Transaction & Processing Fees
Document Fees: each property listed will show the document fees applicable.
Credit investigation Fees: generally not needed, but are paid by the buyer when necessary as above in Terms: Owner Financed.
Escrow & Title Insurance: I do not consider this necessary, but if the buyer wants it, the buyer pays for it.
Recording Fees: usually covered in document fee. May apply when there are no other document fees.
Impounds for property taxes and Home Owner Association fees. Installment payment buyers are responsible for property taxes and HOA fees and any associated assessments from the time they make a purchase agreement. Depending on the property and its specific circumstances we may require taxes and HOA fees to be included in payments. In no case will the deed to the property be conveyed to the buyer if either is delinquent in the event we do not impound them.
Disclaimers of Liability
In no case shall Market 4 Land, our employees, affiliates, agents, contractors, interns, suppliers, service providers or licensors be liable for any injury, loss, claim, or any direct, indirect, incidental, punitive, special, or consequential damages of any kind, including, without limitation lost profits, lost revenue, lost savings, loss of data, replacement costs, or any similar damages, whether arising from your use of any of the service or any properties procured using the service, or for any other claim based in contract, tort (including negligence), strict liability or otherwise, related in any way to your use of the service or any product, including, but not limited to, any errors or omissions in any content, or any loss or damage of any kind incurred as a result of the use of the service or any content (or property) posted, transmitted, or otherwise made available via the service, even if advised of their possibility. Because some states or jurisdictions do not allow the exclusion or the limitation of liability for consequential or incidental damages, in such states or jurisdictions, our liability shall be limited to the maximum extent permitted by law.
We guarantee that at the point of ownership transfer from us to you, the property is free and clear and has marketable title.
We guarantee that the property is free and clear of any governmental or private liens or encumbrances other than recurring assessments or bonds.
Arbitration. All claims and disputes arising under or relating to this Agreement are to be settled by binding arbitration in the state of Utah or another location mutually agreeable to the parties. An award of arbitration may be confirmed in a court of competent jurisdiction.
Any ambiguities in the interpretation of these Terms of Service shall not be construed against the drafting party.
